The part that worries the back of your minds, is how did Bilik the farmer get turned into a zombie? Hasan would swear that he saw the farmer at market a tenday ago, and he was alive and well then. Bilik's farm is actually nearby, he realizes, after taking stock of where they have traveled.
Sure enough, the farm is just off the trail you've been following. Out of sight from where you are, but very close. A quick climb up the hill and a look tells you that the farm has been pillaged.
Wait, is that movement in the window?
Perception checks please, and if you are going to sneak up to the farm, Stealth checks, as well.
"I'm conscious that I am not the most dexterous of fellows," he whispers quietly to his fellow adventurers. "Perhaps I should hang back to offer ranged support whilst our scouts make the first approach?"

Set up
You're fifty feet away from the farmhouse, in the open. The hobgoblins are inside the house. The yard has been picked over, kicked over, stomped over, but other than the house and a fruit-granary-thing, there doesn't seem to be anything else that might hide more hobs. The farmhouse door is on you're side of the building, toward the left end.
You can see one hobgoblin through a 2'x3' window, and you know there is at least one more inside.
Roll initiative and if you beat the hobs roll, you can act immediately.
Rolls
Hobgoblin initiative - (1d20+1)
(2) + 1 = 3
