Looks good! Well educated but weak willed. Sanity will be a big factor with this one so get a good psychoanalyst!
For an age of 40 you get 2 improvement checks for EDU. For an improvement check, roll 1d100. If you get over your current EDU, you gain an additional 1d10 points.
As a result deduct 5 from Str, Con or Dex (you can choose one, or spilt across all three) and reduce APP by 5

Next you can decide on an occupation, which will decide what kinds of skills you specialise in. The group currently consists of a landlord, a bookstore owner, a private investigator and a Professor of Psychology but it's really up to you, anything you can imagine from 1930's America.

Let's see, the landlord has financial and real-estate covered, sort of like a modern day feudal lord. The bookstore owner essentially has an archive that can be used to dredge up information. The private investigator is good with people and problem solving. The psych prof is an educator, likely respected in certain circles, and shrewd where understanding of mental patterns and abnormalities are concerned. Money and property, archives, problem solver, educator...
I think I'll be an editor at an advertising firm, and a brewer on the side who used to co-own a speakeasy back in the day. He has since sold his shares to the other co-owner, sensing the impending end of Prohibition. He invested all the money he made off the sale and his cut from the speakeasy, and now lives comfortably off of his meager advertising salary and his investments. This life of comfort is accompanied by a dark secret: he has been obsessed with ancient scriptures and prophecies for many years. This obsession led him to become an occult enthusiast.

OK, this career matches well.
So you have 300 points to spend on career skills listed below. You need at least 30 of those on Credit Rating (this determines your income, so anywhere between 10 and 30, probably higher given his side action)
You then get 110 (Intx2) to spend on personal interests, which can be anything except Cthulhu Mythos.

That leaves 30 career points. Can I spend those to raise my Credit Rating to 60?

OK, your contacts don't need to come under skills, they're just flavour for the game, so give yourself that 60 points back.
Normally your credit rating would be limited by career, but given your character's background, you can raise it but 60 is probably the upper limit in this case (the highest level career criminal goes up to 65.)
As for personal skills, this is a good resource for explanations
You mentioned an interest in the Occult, plus brewing would come under Art/Craft. You might also have some skill with a weapon, maybe handguns or something. Plus anything you want really.

Alright, so I'll spend 30 raising my Credit Rating to 60, since that's as high as you'll let me. I have NO delusions that my money will protect me from the Old Ones, but it will be nice to have.
Now I have 60 Credit Rating, 50 Accounting, 20 History, 20 Own Language, 50 Fast Talk, 20 Intimidate, 30 Psychology, and 50 Spot Hidden.
I'll spend 30 on Craft (Brewing), 20 on Fist/Punch, 20 on Handgun, 10 on Locksmith, and 40 on Occult.

Well, my highest skill would either be accounting or Spot Hidden. Any suggestions for an item?
I think it would be useful if my location was a country home I was left in a late relative's will, cozy but an excellent place to meet in seclusion outside the humdrum buzz of the city.

Accounting - could be a ledger from the speakeasy (maybe one with some illegal activities that you need to keep out of the authorities.) Alternatively it could something related to your significant person, a signed photo perhaps or some item given as a gift?
