Hmm I was always sure about that:
RAW
Either can you see ghoul and ghoul can see you or neither can, unless you are magically invisible.
The only exception to that rule I am aware of is Hide action as it explicitly say "If you succeed, you gain certain benefits" - the same benefits despite fact that enemy can see. And that is broke first time your attack.
I still believe routine is as simple as that: 1. Get cover 2. Roll hide as action (or BA if you can) 3. Move out of cover and attack with advantage.
