As grabbing the book is not challenging, there's no need to roll (unless your intent is to do it secretly, for example, but that isn't the case here) so this is enough for your action. Lettie now has the book.

Pinned into the corner of the room, beside the rear of the bookcase, the Gardiner-thing pipes a dreadful whistling from its throat-orifice, the dire tune does something strange to your brain.

George's eyes go wide at the sound (and sight) of the whistling emanating from the Gardiner thing's esophageal orifice. He cups his hands over his ears and quickly turns his head toward the others in the room...he has no words...

After hitting the creature with the chair and watching George pin it into the corner, Jack is feeling a bit less terrified. Then comes the whistling, and Jack immediately covers his ears and turns away. It’s definitely disturbing, but not significantly more than a walking corpse is in the first place.

Lettie clutches the book as if it can somehow moor her to reality. The creature’s whistling makes her skull feel like it’s vibrating out of her scalp.

So that's an Extreme for Jack, Regular for Lettie and George and a fail for Nora.

Gardiner rolled a Regular vs Jack, and Nora, a Hard success against George and and Extreme success against Lettie.

As these are opposed rolls, even if you succeed, you have to match or beat your opponent so only Jack is able to resist (among the PC's)
Nora, Lettie and George are suddenly accosted with otherworldly visions, dreamlike shapes and colours swirling in the air around them.

The effect here is that you become dazed. This gives you a penalty die to skill rolls and you are unable to initiate an attack (though you can fight back if attacked) At the end of the 1d3 rounds that this lasts for, you will need to make a sanity roll (1/1d3) for what you witnessed.

Jack is completely unaffected. Officer Grey is also dazed.

Riding the wave of resolve that has washed over him, Jack turns to Lettie and says: "Take Nora and get that book as far away as you can, the three of us will take care of Mr. Gardiner." Then he takes a couple running steps and throws a haymaker at Mr. Gardiner.

Ok, that's a fail. You can't push the roll in combat, but you can burn 5 Luck to bring it to a success (or spend 35 for a Hard!). Gardiner will get a fight back maneuver, but if he gets a success, even a regular success will beat him (unless he gets a hard or extreme)

Not knowing what else to do in her current dazed state, Lettie flips open the book to see if it will reveal any information on how to deal with the creature before them.

Nora's eyes blur and she finds it difficult to focus on the scene in front of her. She slumps down, barely hearing Jack's words but just barely getting the message. She takes a shambling step into the hallway, unable to move further than that as she struggles to regain her wits and feels unwilling to leave her fellow boarders completely.

Lettie flips through the ancient tome, even without the colours swirling in her vision, translating the ancient Greek will be no simple task and certainly not something under this pressure.

George clutches at his head, frozen and still obviously dazed. The haunting tune emanating from Gardiner has penetrated George's consciousness like a malevolent force, invoking a primal fear that grips his very soul. He can feel the tendrils of madness tugging at the edges of his mind, threatening to engulf him in a maelstrom of terror.

His vision is partially obscured by fleeting glimpses of a nightmarish landscape inhabited by sickening creatures. He cannot comprehend what he is seeing. The visions dance before George's eyes, their alien forms twisting, contorting and melting into each other in ways that defy logic and reason. He hears the sounds of men grappling and fighting, for a moment he thinks he sees Jack struggling with Gardiner before they are both enveloped in an otherworldly lavender mist. In his confusion and panic he struggles to make sense of the surreal tableau unfolding around him.

Lettie screams as the Gardiner thing lurches towards her. It seems intent on getting the book which makes her even more convinced that it is important to solving this mystery. She attempts to dodge out of the way of its grasp, though her dazed state is making things difficult.
